Real Estate & Verification Disclaimer

Independently verify ownership and title, RERA registration where applicable, sanctioned plans, approvals, encumbrances, mortgages, litigation, possession or occupancy documents, taxes, specifications, price, payment instructions and the authority of the person offering the property before signing documents or paying money.
1. HORE's role
HORE is a technology-enabled real-estate discovery and connection platform. HORE may help customers discover properties, submit enquiries, connect with Realtors, communicate, schedule visits, compare properties and use other property-related platform features.
Unless HORE expressly states otherwise for a particular transaction, HORE is not the owner, promoter, developer, landlord, purchaser, lender, advocate, architect, engineer, valuer or title-certifying authority for a property displayed on the platform.
The presence of a property, project, Realtor, seller or developer on HORE does not by itself mean that HORE is a party to any eventual agreement for sale, lease, booking, allotment, loan or property transfer.
2. HORE does not provide title certification
HORE does not provide a legal opinion or certificate confirming that a property has clear, marketable or transferable title merely because the property appears on the platform.
Before committing funds, customers should independently investigate matters relevant to the property, which may include:
- the identity and authority of the owner or promoter;
- the chain of title and prior conveyance documents;
- land, municipal, revenue, mutation or other relevant property records;
- mortgages, charges, liens and other registered or disclosed encumbrances;
- pending or threatened litigation;
- development and building permissions;
- sanctioned building and layout plans;
- land-use permissions;
- completion, occupancy, possession or other certificates applicable to the property;
- property-tax and other statutory dues;
- restrictions arising from leasehold, society, association or authority rules; and
- any additional document an independent property lawyer considers necessary.
3. Meaning of HORE verification
HORE may perform selected checks on a Realtor, seller, property, project, developer profile, uploaded document or other information.
The exact verification performed depends on the feature, badge, workflow and information available at the relevant time.
A verification result may indicate only that particular information was submitted, reviewed or matched against a source available to HORE.
HORE verification is not a complete legal, financial, structural, technical or forensic audit.
It does not constitute a warranty that every statement concerning the property, project, developer, Realtor or seller is correct or that no undisclosed issue exists.
4. HORE badges, Checked and Approved status
Labels such as Verified, Checked, Approved, HORE-listed or another HORE badge must be understood according to the specific platform workflow in which the badge appears.
For example, a seller-property inspection marked "Checked" or "Approved" may indicate that a Realtor or HORE workflow completed a specified inspection or platform check.
Such a status does not automatically mean that:
- the legal title has been certified;
- all ownership documents are genuine;
- the property is free from litigation;
- the property is free from mortgage or encumbrance;
- every government approval has been independently verified;
- the construction is structurally certified;
- the asking price represents fair market value;
- the property will appreciate in value; or
- the transaction is guaranteed to complete.
5. Realtor verification
HORE may verify selected profile, identity, contact, professional or registration information submitted by a Realtor.
A HORE-listed or HORE-verified Realtor should not automatically be treated as having a government licence or RERA registration unless the relevant registration is specifically displayed and you independently confirm it through the appropriate official authority.
Customers should independently verify the Realtor's identity, authority to represent the relevant property or developer, applicable registration and payment instructions before acting on advice or transferring funds.
6. RERA and WBRERA
The Real Estate (Regulation and Development) Act, 2016 regulates applicable real-estate projects, promoters and real-estate agents. Registration requirements and exemptions depend on the applicable law and circumstances of the project.
For properties in West Bengal, customers should independently review the official West Bengal Real Estate Regulatory Authority (WBRERA) records.
WBRERA provides public information concerning registered projects, real-estate agents and certain regulatory records.

7. RERA registration is not a HORE guarantee
Where HORE displays a RERA or WBRERA registration number, it may have been supplied by the promoter, developer, Realtor, seller or another source.
Customers should independently search the registration number on the relevant official RERA website and compare the project name, promoter, phase, validity/status and available project information.
A project appearing as registered with a regulatory authority does not mean that HORE guarantees its title, quality, future performance, completion, investment return or suitability for a particular buyer.
8. Project phases must be checked separately
Large developments may contain multiple towers, phases or separate regulatory registrations.
Do not assume that a RERA number relating to one phase automatically applies to every building, tower or phase shown under a similar project name.
Verify that the registration shown to you actually covers the exact unit or phase you are considering.
9. Property listings are information, not legal representations by HORE
Property information may originate from developers, Realtors, owners, sellers or other permitted sources.
This may include photographs, videos, floor plans, maps, specifications, amenities, carpet area, super-built-up area, pricing, possession information and descriptions.
HORE may organise or display this information but cannot guarantee that every item remains complete, accurate or current at every moment.
Material information should be confirmed in current official documents before making a decision.
10. Seller-submitted properties
Properties submitted through HORE's Sell Property feature may contain information and media supplied directly by an owner or other person claiming authority over the property.
An inspection by a Realtor can help confirm visible or practical information but is not automatically equivalent to a legal title search, government record verification, structural survey or encumbrance investigation.
Buyers should independently verify the seller's identity and authority to sell before making any payment or entering into an agreement.
11. Photographs, videos, renders and floor plans
Photographs and videos may not show every part, defect, surrounding condition or current condition of a property.
Illustrations, architectural renders, sample-flat images, virtual staging and artistic impressions may represent a proposed or illustrative appearance rather than the final delivered property.
Dimensions, furniture, finishes, landscaping and views depicted in marketing material should not be assumed to form part of the final sale unless confirmed in binding documentation.
Floor plans and measurements should be compared with sanctioned plans, agreement documents and physical measurements where appropriate.
12. Area and measurement information
Terms such as carpet area, built-up area, super built-up area, plot area and saleable area may have different meanings or legal relevance.
Do not compare properties solely using headline area figures. Understand exactly which measurement is being quoted and verify it against applicable regulatory records and transaction documents.
13. Prices are indicative unless confirmed
Prices displayed on HORE may be indicative, starting prices, seller-quoted prices, developer prices or prices last available to the platform.
The final payable amount may include items such as:
- base consideration;
- applicable taxes;
- stamp duty;
- registration charges;
- maintenance or advance-maintenance charges;
- parking charges where legally applicable;
- club or amenity charges;
- utility or infrastructure charges;
- floor or location premiums;
- legal/documentation charges;
- brokerage where applicable; and
- other charges permitted by applicable law and contract.
Always obtain a current written cost sheet from the authorised party and understand every component before making a payment.
14. Availability can change
A property shown as available on HORE may have been reserved, sold, withdrawn, repriced or otherwise changed before platform information is updated.
Search availability or an enquiry confirmation is not itself an allotment or reservation of the property.
15. Booking and token money
Before making a payment:
- verify the recipient's identity;
- verify that the recipient is authorised by the owner or promoter;
- verify the applicable project registration;
- obtain written terms describing the payment;
- understand refund and cancellation conditions;
- verify the bank-account holder;
- obtain an official receipt from the party legally receiving the money; and
- consult an independent lawyer where the amount or transaction is significant.
Where the RERA Act applies, promoters are subject to statutory restrictions concerning the collection of advance payments and agreements for sale.
16. Do not pay unknown personal accounts
Treat requests to transfer large property payments to an unrelated personal bank account, UPI ID, wallet, cryptocurrency address or another unusual payment destination as a serious warning sign.
Independently verify payment instructions using an official contact channel before transferring funds.
A person's presence on HORE does not mean that HORE guarantees a bank account or payment instruction supplied by that person.
17. HORE payment responsibility
Unless HORE expressly provides an official payment facility for a particular transaction and identifies itself as receiving the relevant payment, money transferred directly between a customer and a developer, seller, landlord, Realtor or other third party does not become money held by HORE merely because the parties first connected through the platform.
Check the applicable payment terms and recipient before sending money.
18. Site visits
A HORE site-visit feature helps coordinate a visit but does not certify the property.
During a visit, verify the actual unit, access, surroundings, construction status, amenities, noise, condition, measurements and other characteristics important to you.
For under-construction property, compare what you see with sanctioned plans, RERA disclosures and contractual specifications.
19. Possession and completion dates
A possession, completion or handover date displayed on HORE may come from regulatory disclosures, project information or another third-party source.
Construction and possession schedules may change in accordance with law, regulatory orders, force-majeure events, approved extensions or contractual circumstances.
Verify the latest official project status and written agreement rather than relying only on a date displayed in search results.
20. Featured, promoted and higher-ranked properties
A property or project may receive increased visibility because of a platform feature, campaign, commercial arrangement or ranking logic.
Terms such as Featured, Promoted or similar placement labels should not be interpreted as a statement that HORE considers the property legally superior, financially safer or a better investment.
Where applicable, HORE will seek to identify commercial or sponsored placement in an appropriate manner.
21. Search ranking and recommendations
Search ordering, recommendations, matching and Realtor allocation may use factors such as your preferences, property attributes, availability, platform rules, relevance, service status or other ranking signals.
Ranking does not constitute investment advice, a title opinion or a conclusion that a property is more legally secure than another property.
22. AI-generated information
HORE may provide AI-enabled assistance or automatically generated property information.
AI systems can misunderstand information, omit context or generate inaccurate answers. An AI response must not be relied upon as evidence of ownership, regulatory approval, legal compliance, property value, future return or loan eligibility.
Important information should always be checked against authoritative documents and qualified professionals.
23. Maps, distance and locality information
Maps, commute times, distances, neighbourhood labels and nearby-place information may be approximate or supplied by mapping or other third-party services.
Verify access roads, municipal boundaries, transportation, schools, hospitals, future infrastructure and neighbourhood conditions independently where they materially affect your decision.
24. Future infrastructure claims
Statements regarding proposed metro lines, roads, airports, commercial centres, redevelopment, government infrastructure or other future development may be based on publicly announced proposals or third-party statements.
Projects can be delayed, altered or cancelled. Do not make an investment decision based solely on anticipated infrastructure.
25. Rental yield and investment returns
Rental-yield estimates, appreciation percentages, investment projections, expected resale value or similar information are not guaranteed returns.
Actual results can depend on purchase price, vacancy, maintenance, taxes, financing costs, market conditions, locality, property condition and many other factors.
HORE does not guarantee appreciation, rent, resale liquidity or investment profit.
26. Home loans and financing
Loan calculators, EMI illustrations or financing information are informational estimates unless a lender expressly states otherwise.
Loan approval, interest rate, tenure, valuation, legal clearance, eligible amount and disbursement are controlled by the relevant bank, NBFC or lender.
A property appearing on HORE does not guarantee that a lender will approve financing for it.
27. Taxes and government charges
Stamp duty, registration fees, GST, capital-gains consequences, withholding obligations and other tax or statutory charges depend on applicable law and the circumstances of the transaction.
Any calculator or indicative amount shown by HORE should be independently confirmed with the appropriate government source or qualified tax/legal adviser.
28. Legal and professional advice
Property transactions can involve substantial financial and legal risk.
Customers should consider obtaining independent advice from:
- a property advocate for title and document review;
- a chartered accountant or tax professional for tax consequences;
- a qualified architect, engineer or surveyor for technical matters where appropriate;
- an independent valuer where market value is important; and
- the relevant bank or regulated lender for financing matters.
A Realtor's assistance does not automatically replace independent professional advice.
29. Independent document review
Before signing an agreement for sale, lease, booking form, cancellation form, possession letter, deed or another legally binding document, read the complete document.
Pay particular attention to payment schedules, possession terms, interest, cancellation rights, refund provisions, specifications, maintenance obligations, additional charges and dispute-resolution clauses.
Do not rely only on oral statements where the written agreement says something different.
30. Fraud and impersonation warning
Be especially cautious if someone:
- pressures you to pay immediately;
- offers an unrealistic discount for instant payment;
- refuses to provide written documentation;
- asks you to hide a payment from another party;
- requests OTPs or banking credentials;
- asks for payment to an unrelated account;
- refuses an independent legal review; or
- claims that HORE guarantees the investment when no such written guarantee exists.
31. Never share OTPs or banking credentials
HORE, a Realtor, developer or seller should not need your banking PIN, internet-banking password or card PIN to arrange a property enquiry.
Do not share OTPs unless you understand exactly which transaction or login the OTP authorises.
32. Third-party conduct
Developers, promoters, Realtors, property owners, lenders and other service providers may be legally responsible for their own representations, contracts and conduct.
HORE's platform policies do not remove obligations independently imposed on such persons under RERA, consumer-protection law, contract law or another applicable law.
33. Incorrect or misleading information
If you believe a property listing, Realtor profile, price, RERA number, photograph, availability status or other information displayed on HORE is false or misleading, please report it to HORE.
HORE may review, request evidence, correct, restrict or remove information in accordance with its policies and applicable law.

34. Customer complaints and statutory rights
Nothing in this Disclaimer is intended to remove or reduce a right, remedy, warranty or liability that cannot lawfully be excluded under applicable law.
Depending on the circumstances, customers may have rights against a promoter, developer, Realtor, seller, service provider or another person under RERA, consumer-protection law, contract law or other applicable legislation.

35. This Disclaimer does not replace HORE's Terms
This Real Estate & Verification Disclaimer should be read together with HORE's Terms & Conditions, Privacy Policy and other policies applicable to the feature you use.
If a specific HORE service contains additional disclosures or terms, those additional terms may also apply to that feature.
36. Final customer checklist
Before paying a booking amount, signing an agreement or committing to a property, customers should consider confirming at minimum:
- Who legally owns or promotes the property?
- Is the person dealing with you authorised to represent that party?
- Is RERA registration required, and if so, is the correct project phase registered?
- Is the Realtor's applicable registration valid where required?
- Do the title and property records support the proposed transaction?
- Are there mortgages, charges, litigation or other encumbrances?
- Do sanctioned plans and approvals match what is being offered?
- What is the exact carpet/usable area?
- What is the complete all-inclusive price?
- Who exactly will receive your payment and into which authorised account?
- What are the cancellation, refund and possession terms in writing?
- Has an independent lawyer reviewed important documents?
